Case Study: Extreme Winds Damage Above Ground Spa<br /><br /><br />Case Study: Extreme Winds Damage Above Ground Spa<br />Swimming Pool Inspection Services was called out to inspect the damage sustained by an above-ground spa in Missouri, after the extreme winter months. High winds destroyed the paneling around the spa, as well as the spa cover. In addition, a lightning strike destroyed the electrical equipment to the spa. Our inspector determined that the entire unit needed to be replaced.<br />Our inspector met with the homeowner who explained that the high winds during the winter months had picked up the neighbor’s trampoline, which landed in the fencing that surrounded the spa, damaging the fencing. The winds also tore the cover off the spa, and ripped the hot tub’s paneling off the frame.<br />Inspection Observations<br />An experienced swimming pool and spa inspector visited the home and made the following observations:<br />• The spa cover had tears and the ties had been ripped off<br />• Severe damage was sustained to the cabinet<br />• There was no visible damage to the hot tub shell<br />• The hot tub did not run and the motor and heater did not function<br />• The hot tub’s “pack” (complete mechanical and electrical system) was old and the service wires were burnt at relays<br />• The electrical system was protected by quick disconnect only<br /><br />The hot tub was exposed to 60 inches of snow during the winter. The electronics were non-functional and had long passed the life expectancy of the unit. The hot tub unit had no signs of leakage.<br />Repair Estimates<br />Although the hot tub was quite old, the inspector determined that it may have been operational before the storm, and that the damage was caused by the extreme weather conditions. The damage to the electrical system was likely caused by an electrical surge during the storm.<br />The inspector determined that the entire unit would need replacing as it would cost more to repair the unit than to replace it, and the damaged unit was beyond its normal expectancy.

Household Safety: Preventing Drowning<br /><br />Water safety is important at any age, but is especially crucial if you have babies or toddlers in your home. Drowning can happen very quickly and in less than 1 inch (2.5 centimeters) of water, so filled bathtubs, swimming pools, wading pools, hot tubs, and even buckets of water and sinks can be dangerous.<br /><br />To reduce the risk of drowning:<br /><br />Bathroom<br /><br />Never leave a baby unattended in the bath. If you must answer the telephone or door, don't rely on an older sibling to watch the baby; wrap your baby in a towel and bring him or her with you.<br /><br />Never leave a bathtub, bucket, or other container filled with any amount of water or other liquid unattended.<br /><br />Never use a bathtub seat or supporting ring without constant adult supervision. The seat can overturn or a baby may slip out into the water.<br /><br />Install a toilet-lid locking device and keep bathroom doors closed at all times. (Or you may want to install a doorknob cover.)<br /><br />Pool<br /><br />If you have a pool in your backyard, install fencing at least 4 feet (1.2 meters) high on all sides of the pool, as well as a self-closing and self-latching gate with a lock that's out of a child's reach.<br /><br />Consider installing a pool alarm or cover, but realize these devices are not substitutes for fencing and adult supervision.<br /><br />Remove toys from the pool when kids are finished swimming to prevent them from trying to recover them when unsupervised.<br /><br />Inflatable flotation devices such as vests, water wings, rafts, and tubes can give a false sense of security in the pool and are not effective in protecting a child from drowning. Never use these as a substitute for constant adult supervision.<br /><br />Dump out all water from a wading pool when you're finished using it.<br />Remove any ladders from an above-ground pool when not in use.<br />If you leave your child with a babysitter, make sure he or she knows your rules for the pool.<br /><br />Be Prepared<br /><br />If you're expecting a baby or you already have a child, it's a good idea to:<br /><br />Learn cardiopulmonary resuscitation (CPR) and the Heimlich maneuver.<br />Keep the following numbers near the phone (for yourself and caregivers):<br /><br />toll-free poison-control number: 1-800-222-1222<br /><br />doctor's number<br /><br />parents' work and cell phone numbers<br /><br />neighbor's or nearby relative's number (if you need someone to watch other children in an emergency)<br /><br />Make a first-aid kit and keep emergency instructions inside.<br /><br />Install smoke detectors and carbon monoxide detectors.<br /><br />Maintaining a Safe, Kid-Friendly Environment<br /><br />To check your childproofing efforts, get down on your hands and knees in every room of your home to see things from a child's perspective. Be aware of your child's surroundings and what might be potentially dangerous.<br /><br />Completely childproofing your home can be difficult. If you can't childproof the entire house, you can shut the doors (and install doorknob covers) to any room a child shouldn't enter to prevent wandering into places that haven't been properly childproofed. For sliding doors, doorknob covers and childproof locks are also great for keeping little ones from leaving your home. Of course, how much or how little you childproof your home is up to you. Supervision is the very best way to help prevent kids from getting injured. However, even the most vigilant parent can't keep a child 100% safe at all times.<br /><br />Whether you have a baby, toddler, or school-age child, your home should be a haven where your little one can explore safely. After all, touching, holding, climbing, and exploring are the activities that develop your child's body and mind.<br /><br />http://www.choa.org/child-health-glossary/h/ho/household-safety-preventing-drowning_kh_parent<br /><br />http://www.goldsteinhayes.com/practice-areas/atlanta-premises-liability-lawyers/drowning-pool-accidents/<br /><br />#drowningprevention <br />#drowningaccidents

Later this afternoon, I will be watching #TheMastersSun while I do my strength training and I will also see if I can get back to doing burpees.  Still have a slight pain in my right shoulder but I'm going crazy not having exercised in a week.  I've only done my running.  I might run tonight too.

I'm starting to get a little bit stir crazy about not being in the 180s yet.  Well, not stir crazy really...more like...I'm getting annoyed lol.   I know I'm not relying on the scale as much anymore but it is still a bit important.  The two things that keep me from going absolutely insane are... 1: The fact that I am still under 200 lbs.  2: The fact that I have lost 80+ lbs and have about 40 to go.  To gain a few lbs is not going to kill me.  It will just make me work harder to get back on track.  This past week has been a disaster food wise and yesterday was good until dinner.  Went with my friend (the girl who got hit by the bike and had brain surgery as a result) to a beer house in Clearwater to watch a friend play with his band.  The three of us used to work together for a few months.  He's actually more "someone I used to work with" than a friend lol...I don't know him THAT well.  We are friendly and share a mutual friend.  My friend Roxana and i decided to go to Ruby Tuesdays and have dinner before going to the beer house.  I had Chicken Bella "Sautéed baby portabella mushrooms and artichokes in a Parmesan cream sauce over a fresh, grilled chicken breast."  451 calories and part of their fit trim line.  I chose roasted spaghetti squash and the salad bar as my 2 sides.  From the salad bar I had broccoli, bella mushrooms, carrots, and a small service of pasta salad.  I did not use any dressing.  The meal was delicious and it wasn't a huge portion.  And for dessert...since it's been a very very long time since I indulged in dessert when I have gone out to eat...I ordered a slice of tiramisu and had some coffee with it.  I don't even want to think how many calories that pastry had lol!!!  I enjoyed it and I ate all of it and that was the end.  Did not even think about it again.  Instead, I'm concentrating on doing as much exercising doing my cleaning, strength training, running, and whatever else I can do this weekend, to burn off that tiramisu.

Had to take a pic of that delicious dessert...Mmmm...">This morning I am going to spend some time cleaning out more of my storage shed.  I'd like to be done as soon as possible so I can take out some bins I have in a storage unit.  $40 a month I can use somewhere else...gotta get rid of that unit.  It's been nice and cool the past 2 weeks which is what I have been waiting for because trying to clean a shed in 90°+ heat is NOT fun.  This will be cardio today!!<br /><br />I'm also going to spend an hour organizing my bills.  Making a list of what bills I pay each month, when they are due, and which paycheck will be used to pay for it.  I need to start saving some money to get my ass out of this community.  I'm a mind your own business kind of person and my neighbors unfortunately, are not.  I am not allowed to build a fence or else I would install 6' PVC fencing all around like I did to my house in NYC.  Started out, we were putting the fencing only in the backyard because we had a pool installed (above ground) and by law, you must have a fence with a door that closes on its own when you open it to prevent kids from getting in and drowning.  We ended up putting the fence around 3 sides of the house.  I was telling a friend yesterday, I'm really particular about who my friends are and I'm careful about who comes into my home.  I've been in this house since I moved to FL and it's been about 8 1/2 years.  Since I moved here, there have been maybe 4 or 5 people (not including family) that I have allowed into my home.  My home isn't a huge special deal...it's just I'm funny about whom I share it with.   So...I need to leave this place lol.  I'm in a state where even though I don't make a ton on money, I CAN buy a house and not go completely broke.  I don't need a huge house...I just need a house with 3 bedrooms and a pool :)  A pool is not a deal breaker since I could install one whenever but I'd like to have one already with the house.  I don't have family here and I have at best 3 people I call friend; everyone else is

Does a pool add value?

Data on what a pool adds to a home's value is scarce, but it mostly varies depending on location. So if and when you sell your house, a pool could help or hurt your cause depending on your locality.

"A pool adds aesthetic value as well as a gathering place for entertainment and relaxation," says Summer Greene, regional manager with Better Homes and Gardens Real Estate Florida 1st in Fort Lauderdale. "Pools in South Florida are more of a commodity with the expectation a home will have a pool. In fact, homes without pools take longer to sell and hurt overall market value."

"You must look at a number of variables," says Joseph Dionne, a real estate agent at RE/MAX Town and Country Realty in Winter Springs, Fla., "from the pool being screened or enclosed, being heated, having water features, as well as general condition of the pool. A general guide, would be $8,000 to $10,000 for a home valued at $125,000; $15,000 for a home valued at $250,000, and approximately $20,000 for a home valued at $500,000." Dionne recommends you check with a local appraiser for more exact figures.

Back in 2003, the National Association of Realtors said an in-ground swimming pool added about 8 percent to the value of your house while an above-ground pool added none.

Costs

"The biggest drawback is the necessary weekly maintenance, but, if you look hard enough, there are an abundance of pool companies that service pools for about $50 to $75 a month," says Greene.

Those monthly costs are about the same in Arizona, says Hill.

In addition, take into account hidden costs, like fencing, pool suction devices, self-closing doors, safety alarms and additional homeowners insurance. Combined, all add thousands of dollars to your home purchase.

Get an inspection from the right source

Just as a home inspector conducts thorough due diligence on your home, a pool expert should do their own due diligence before you sign on the dotted line.

"Don't use a general home inspector for a pool inspection, says Sabine Schoenberg, a luxury real estate development firm in New York City. "Instead, get a pool company to inspect the pool -- you want an expert."

Talk to the pool's servicer

Homebuyers shouldn't hesitate to ask the seller for the name of the company that serviced the pool while they lived in the home. The service company knows the pool best and can analyze the pool's quality and potential upkeep costs.

"Call them up," says Schoenberg. "Generally speaking, the pool service company will be happy to speak with you since it is their chance to continue the account." Reviewing the pool's service records can give you an idea of what to expect in terms of the pool's overall condition and what service and maintenance costs you'll encounter each year, Schoenberg adds.

Final tips

Hill says buying a home with a pool should not negatively impact your mortgage qualification. If you're concerned, you can determine your monthly payment by using a mortgage payment calculator. If anything, he says, it might help you sell faster.

"Homes with a pool usually appeal to more homebuyers than homes without a pool," he says. "This can mean a faster sale later and may add some value to the final sale."

It's also a good idea to check your local municipality's rules on home pool use (known as a Certificate of Occupancy). "Municipalities are constantly changing pool regulations and if such a C/O is missing you likely have to meet today's much more stringent regulations," says Schoenberg.

Having a pool can be great fun and add value to your home. Above ground pool fencing<br />http://www.poolfencingsupplier.com/pool-fencing/above-ground-pool-fencing.html<br /><br />The walls of above ground pool often serve as a barrier to access. However, if the height of the pool walls is less than four feet, then additional pool fencing must be installed. Since most above ground pools have stairs for easier entry, these stairs need to be removable or able to be raised, or they too must have a fence around them.<br /><br />Above ground pool fencing, as you would expect from the name, this type of fencing is specific to above-ground pools. While some people make the mistake of believing that children can't climb into an above ground pool from the ground, the creativity and curiosity of children means that installation of a fence on your above-ground pool is just as important as it is for an in-ground pool.

Case Study: Extreme Winds Dama...
