(Or you may want to install a doorknob cover.)<br /><br />Pool<br /><br />If you have a pool in your backyard, install fencing at least 4 feet (1.2 meters) high on all sides of the pool, as well as a self-closing and self-latching gate with a lock that's out of a child's reach.<br /><br />Consider installing a pool alarm or cover, but realize these devices are not substitutes for fencing and adult supervision.<br /><br />Remove toys from the pool when kids are finished swimming to prevent them from trying to recover them when unsupervised.<br /><br />Inflatable flotation devices such as vests, water wings, rafts, and tubes can give a false sense of security in the pool and are not effective in protecting a child from drowning. For sliding doors, doorknob covers and childproof locks are also great for keeping little ones from leaving your home. Of course, how much or how little you childproof your home is up to you. Supervision is the very best way to help prevent kids from getting injured. Teach your children to swim as early as possible.<br />Develop a buddy system — don't swim alone or allow others to swim alone.<br />Don't allow anyone who has been drinking alcohol to swim in the pool.<br />Never dive into an above ground pool. Always check the water depth before plunging into an in-ground pool.<br />Don't allow your children to let their friends use the pool without your permission and supervision.<br />Don’t allow glass bottles or other potential hazards into the pool area.<br />Keep radios, CD players, blow dryers, and other electrical devices away from the pool.<br />Keep a secure cover on the pool during the off season.<br />Keep a first aid kit, ring buoys and reaching poles near the pool in case of emergency.<br />Consider having the adults in your home take basic first aid and CPR training.

"Pools in South Florida are more of a commodity with the expectation a home will have a pool. In fact, homes without pools take longer to sell and hurt overall market value."

"You must look at a number of variables," says Joseph Dionne, a real estate agent at RE/MAX Town and Country Realty in Winter Springs, Fla., "from the pool being screened or enclosed, being heated, having water features, as well as general condition of the pool. A general guide, would be $8,000 to $10,000 for a home valued at $125,000; $15,000 for a home valued at $250,000, and approximately $20,000 for a home valued at $500,000." Dionne recommends you check with a local appraiser for more exact figures.

Back in 2003, the National Association of Realtors said an in-ground swimming pool added about 8 percent to the value of your house while an above-ground pool added none.

"The biggest drawback is the necessary weekly maintenance, but, if you look hard enough, there are an abundance of pool companies that service pools for about $50 to $75 a month," says Greene.

Those monthly costs are about the same in Arizona, says Hill.

In addition, take into account hidden costs, like fencing, pool suction devices, self-closing doors, safety alarms and additional homeowners insurance. Combined, all add thousands of dollars to your home purchase.

Homebuyers shouldn't hesitate to ask the seller for the name of the company that serviced the pool while they lived in the home. The service company knows the pool best and can analyze the pool's quality and potential upkeep costs.

"Call them up," says Schoenberg. "Generally speaking, the pool service company will be happy to speak with you since it is their chance to continue the account." Reviewing the pool's service records can give you an idea of what to expect in terms of the pool's overall condition and what service and maintenance costs you'll encounter each year, Schoenberg adds.

Hill says buying a home with a pool should not negatively impact your mortgage qualification. If you're concerned, you can determine your monthly payment by using a mortgage payment calculator. If anything, he says, it might help you sell faster.

Another step in pool safety is Self Locking/Latching Gates. These add another layer of protection for family, friends and pets. They are made to reduce pool access and meet pool barrier requirements.<br />Self Latching gates must be at least fifty-four inches above the ground.
