Five Home Improvements To Avoid For Resale

It's only natural to make the home you bought more comfortable and functional for your household. Selling your home could be years away, keep in mind that not all home improvements are welcome to buyers. You don't want your home to be the one they make fun of.

Here are just a few items that buyers don't appreciate:

1. Outdated finishes. It doesn't matter if you paint your walls the most fashionable colors if buyers look up and see popcorn ceilings and wobbly ceiling fans. If you're going to improve a room, update everything, even the light switches.

2. Awkward spaces. Knock out or move walls where you need to, but not at the expense of other rooms.

3. Conversions. Beware of changing the original function of a room. Decking out the dining room as a media room may make sense for your family, but where will your buyers serve dinner?

4. Bad add-ons. If you're going to add on to your home, make sure it looks as seamless as possible, with the same quality finishes and floors.

5. Expensive-to-maintain luxuries. Swimming pools, koi ponds, fountains and putting greens can make backyards a paradise, but they're costly to keep up. It's great to have hobbies, but make sure you can take them with you when you move.

So go ahead and paint your den after your favorite football team's colors like orange and purple, but when it comes time to sell, prepare your home for the next buyer.
Spanish Landscaping Ideas

Spanish garden design was strongly influenced by the renowned Islamic, Persian and Moorish gardens. Originating in Spain, this style is now popular all over the world, especially in areas with a similar hot, dry climate. The Spanish combined the powerful elements of their influences and perfected the principle of separating spaces or rooms within the garden layout. Walled sections create intimate patio areas, courtyards house impressive fountains and terraces offering views into the landscape are all incorporated into the Spanish garden style.
Elements within Spanish gardens:
Tiered Spanish fountains
Moorish lanterns
Carved cantera forms
Urns
Slump block
Saltillo tiles
Cantera stone
Plaster
Common elements within a Spanish garden:
Courtyards - are designed down to the smallest detail. The architecture surrounding the courtyard reflects the architecture of the home with Spanish archways and mosaic accents. These courtyards always include a water feature or reflection pool.
Terraces - are located throughout the design, often providing overviews of the gardens below. Seating areas and potted plants should be incorporated into these areas as well.
Fountains - and the use of water are extremely important in the Spanish design. Getting their influence from Islamic gardens, the Spanish design differs by consisting of multiple small fountains throughout rather than one large fountain in the center of each outdoor room or courtyard.
Reflecting pools - are also from the Islamic gardens, where they are often the focal point to major entryways and courtyards. Reflecting pools are designed amongst geometric shaped, symmetrical planting beds.
Symmetry - is one of the main elements of the original Spanish garden. Although you may find they are changing, their design should have some symmetrical areas to hold the authenticity of the true Spanish garden.
Spanish gardens have a drought-tolerant plant pallet; large grassy lawns that require lots of water in a hot dry climate just don’t make sense, nor do they represent a real Spanish design. Ceramic tiles are used commonly in almost any hardscape elements of the design such as: built in benches, water fountains, reflecting pools, retaining walls, walkways, and are even carried heavily into the décor. Large terracotta pots, bright blue glazed accent décor, rod iron and unique urns against the light colored or white plaster calls for amazing eye candy as you’re walking through the garden.
The Spanish garden design has a unique way of incorporating architecture with private garden spaces, making it one of the most popular residential garden styles today. Before you start your design consider the architecture of your home and size of your yard. If you don’t have the space to design all of the areas of a Spanish garden, choose one or two and create a powerful design around them. Create focal points in areas and allow plenty of room for a nice outdoor entertainment area; possibly with an outdoor kitchen. The Spanish garden is all about relaxation, enjoyment, sustainability and attention to detail.
Publicado 12th May 2014 por Ecossistemas , Arqª. If you've ever experienced a flooded garage, or water seeping into your home because of a poorly planned driveway you understand. If you haven't experienced this you'll want to keep it that way by making sure you have the proper driveway drainage solutions in place.
Driveway Drainage Solutions:
Placement & slope
Drains
Swales
Permeable pavements
Driveway Placement & Slope
The two most effective weapons in combating driveway drainage problems are placement and slope. When installing a new driveway it should be placed in an area of your property that has excellent drainage. If possible, avoid placing your driveway in a low-lying area, or a spot where water typically flows during storms. It is best for a driveway to gently slope away from your home, so that when it rains the water will wash out into the street, or to on-site storm water management. Depending on your property, grading may be necessary to achieve the right slope. If your property has a steep slope you'll find these hillside landscaping essentials helpful.

Huettl Landscape Architecture
Walnut Creek, CA
Since this driveway slopes towards the house drainage solutions, including a trench drain and permeable pavers, were implemented. Huettl Landscape Architecture in Walnut Creek, CA.

Driveway Drains
For some properties, especially those that sit below street level, it's difficult to solve the drainage problem with correct placement and slope alone. In this situation driveway drains will need to be installed. A trench drain, sometimes called a French drain, can be installed where the driveway meets the garage. This type of drain is long and narrow and should run the entire width of the driveway. A trench drain must be covered by a metal grate to keep it free of debris that could clog the pipe. If you live in a very rainy climate, like the Pacific Northwest, consider installing multiple trench drains at different points along your driveway. Decorative grates are available for trench drains that can be used as a unique design element. Smaller site drains can also be used in specific areas of the driveway where water collects.

Visit Iron Age Designs to browse their selection of decorative drain grates
driveway drain
A trench drain with a decorative grate can become a beautiful part of a driveway's design.Iron Age Designs in Burien, WA.
Landscaping Swales
If the land on one or both sides of your driveway slopes down toward the driveway landscaping swales may by the right drainage solution. A swale is a shallow depression that is wider than it is deep. Creating a swale along one or both sides of your driveway will provide a place for storm-water to collect and re-enter the groundwater. They will also keep any water draining off the hillside from flowing down your driveway and flooding your garage or home. Swales can be landscaped to look like a creek bed with river rock and water loving plants.

Permeable Pavements
Driveway paving material choices are often based solely off of aesthetic appeal. However, if you are concerned about drainage, you may want to look intopermeable pavements. Permeable pavements allow water to pass through openings or voids and return into the soil beneath. Sometimes referred to as porous pavements, permeable surfaces considerably reduce run-off making the likelihood of flooding much lower. There are many permeable paving options that can handle driveway traffic, including permeable pavers, pervious concrete, grass pavers, and gravel.
Publicado 4th April 2014 por Ecossistemas , Arqª. For example, you can have a circular drive, a long straight drive, or a driveway with sweeping curves. As with any home improvement project, you'll want to consider function before form. With that in mind there are four main considerations when determining the best driveway layout.

First, is how you want your driveway to function
Do you want room for two cars to pass? Do you need space for a turn-around? How much parking would you like?

Second, is the position of your home's garage
Does your garage face the street? Is it on the side of your home? Or is it a detached garage in the rear of your house?

Third, is your property's terrain
Will your driveway need to traverse a steep slope? Are there mature trees or large boulders you want to work around?

Fourth, is the look you would like to create
Do you want a grand estate-like entrance? Or are you looking for a simple driveway that doesn't distract from your home and landscaping?

Circular Driveways
Circular drives are one of the most popular driveway layouts. Sometimes called a horseshoe driveway, this layout option has an entrance at the road, rounds off as it approaches the house and then has a separate exit lane leading back to the road. This type of driveway is so popular because it eliminates the need for backing out or turning around so that you can always safely enter oncoming traffic in drive with a clear view of the road. A common variation on the circular driveway is the teardrop driveway. A teardrop driveway has only one entry and exit point off the road, but opens into a loop that cars may drive around. Whether a standard half-circle, a horseshoe or a teardrop design, circular drives require quite a bit of room, so they aren't typically an option if you have a small front yard.
Circle Drive
Front Yard Landscaping
Accent Landscapes
Colorado Springs, CO

Curved Driveways
There are a variety of reasons to opt for a curved driveway. First is that the best access point from the street does not line up with your garage, requiring the driveway to curve or angle. Second is that your property has existing trees, boulders or other features that you want your driveway to be designed around. Third is that you are looking to add interest to the overall look of your home and front yard. Whatever reason you have for wanting a curved driveway you'll want to make sure that it is maneuverable for all types of vehicles, from compact cars to large delivery trucks. Broad sweeping curves are the easiest to navigate and look the best. Additionally, you want to avoid placing curves too close to the street or house. This
